- United States Government Seeks Sources for Leased Office and Related Space The General Services Administration is seeking to lease office space consisting of approximately 26,616 BOMA usable square feet of office and related space with 3 inside parking spaces. Usable space must yield 30,608 ? 32,139 BOMA rentable square feet, available for use by the U.S. Department of Justice, United States Trustee and for personnel, furnishings and equipment. Regularly scheduled public transportation and/or employee parking within (3) blocks sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive, moderately priced fast food and/or eat-in restaurants within three blocks, and other amenities such as retail shops, cleaners, banks, etc. should be available within three blocks. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should e well maintained. Space must have potential for efficient space layout. Buildings offered must be of sound substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress, must be altered or constructed to meet the Government?s requirement, and must be fully serviced. The building must also conform to the seismic requirements for new construction of the current edition of the Uniform Building Code or the 1976 edition if the lateral load resisting system is of concrete, masonry, or steel construction. UNIQUE REQUIREMENTS: All office and support space should be located above ground level, on one (1) floor and be contiguous. However, the Department of Justice will allow meeting room facilities to be located on a different floor, but is subject to approval. Space must be accessible to major highway arteries. LEASE TERM: 10 years, 5 years firm Location: North: 101 - Hollywood Fwy South: 9th Street East: Alameda down to 2nd Street and Broadway down to 9th Street. West: 110 - Harbor Fwy Occupancy: Space must be ready for occupancy immediately. Expressions of interest should include the following: 1. Building name and address 2. Rentable Square feet and rentable rate per square foot 3. Method of Measurement used to determine rentable square foot 4.
