Description
US GOVERNMENT WANTS TO LEASE SPACE IN JACKSONVILLE, FL AMOUNT: Approximately 10,500 square feet of rentable office and related space for use by Tenant for personnel, furnishings, and equipment. Rentable space must yield between 8,750 to 9,250 ANSI/BOMA office area square feet. LOCATION: Space/building must be located within the Central Business Area of Jacksonville, Florida, defined as follows: Beginning at the intersection of the northerly right-of-way line of State Street with the westerly right-of-way line of Interstate 95; thence run southerly along the westerly right-of-way line of Interstate 95 to the northerly right-of-way line of the westerly expressway approach to the Fuller Warren Bridge; thence southeasterly and easterly along the northerly right-of-way line of the westerly approach to the Fuller Warren Bridge and the easterly expressway approach to the Fuller Warren Bridge to the easterly right-of-way line of Alamo Street; thence northeasterly along the easterly right-of-way line of Alamo Street and the northeasterly projection thereof to the St. Johns River; thence northerly across the St. Johns River to the mouth of Hogan?s Creek; thence easterly and northerly along the St. Johns River to the northerly right-of-way line of the Matthews Bridge Expressway; thence westerly along the northerly right-of-way line of the Matthews Bridge Expressway to it connection with the northerly right-of-way line of State Street; thence westerly along the northerly right-of-way line to State street to the point of beginning. REQUIRED: All services, supplies, utilities, and tenant alterations/improvements. Building must have 12 inside parking spaces and inside sallyport with overhead door, contiguous space on the ground floor, expansion space for up to 2,500 ANSI/BOMA office area square feet, 15 employee and 5 visitor parking spaces within 1/8 mile, interior column spacing of at least 25 feet, and installation by lessor of a rooftop antenna or satellite dish. EXISTING BUILDINGS and NEW CONSTRUCTION WILL BE CONSIDERED. TERM: fifteen (15) year with ten (10) firm.
