Description
Requirement: The U.S. Government is seeking to lease approximately 15,116 rentable square feet and 13,144 usable square feet of contiguous office and related space in Gulfport, Mississippi. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Location: First consideration will be given to space in the Central Business District (CBD) of Gulfport, Mississippi. The CBD is bounded between 36th Ave, on the west, US Hwy 90 on the south, 20th Ave on the east, & the CSX Railroad on the north; along with the business districts bounded between 26th Ave, on the west, the CSX Railroad on the south, 22nd Ave, on the east, & 19th street on the north. It also includes property fronting on 15th street east of 20th Ave. If no suitable space can be found in the CBD, we require the following delineated area for locations bounded by, or fronting, Eastern boundary: Three Rivers Road, Western boundary: Canal Road, Northern boundary: O?Neal Road, Southern boundary: Pass Road. Required: All services, supplies, utilities, and tenant alterations/improvements are to be provided as part of the rental consideration. Building must have a 50-foot setback from property boundary. Parking for approximately 57 parking spaces are required onsite. Space must be ready for occupancy no later than March 1, 2004 or sooner. Lease Term: Term is 10 years, 5 years firm, with the Government having cancellation privileges, after 5 years.
