- UNITED STATES GOVERNMENT General Services Administration OFFICE AND RELATED SPACE REQUIRED Aurora, Colorado The Federal Government has a requirement to lease office space consisting of approximately 19,000 BOMA rentable square feet. The space must be contiguous on one floor; ground floor space is preferred. However, above ground floor space would be considered if building is equipped with two functioning elevators. Rentable space must yield 17,500 of BOMA usable square feet for use by tenant for personnel, furnishings, and equipment. Existing buildings will be considered. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenant will be the Social Security Administration and the Office of the Inspector General. Such space shall be ready for occupancy approximately June 1, 2003. The government is seeking a lease term of 10 years with 5 years firm. Space offered must be located within the following delineated area in Aurora, CO: North boundary: 2nd Avenue; South boundary: Quincy Avenue; West boundary: Sable Boulevard; East Boundary: Tower Road. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
