Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 33,040 rentable square feet office and related space in Ft. Lauderdale, Florida area. The rentable space must yield between 29,170 and 29,670 usable square feet and include 4 boat docks, 70 structured and 15 surface parking spaces. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Waterfront property with water access to the Atlantic Ocean is required. LOCATION: Offered properties must be located in Ft. Lauderdale, Florida area within the following delineated areas: NORTH: Oakland Park Boulevard, EAST: Atlantic Ocean, SOUTH: Hollywood Boulevard, WEST: I-95. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Secured parking is required per local code and ordinance with a minimum of 70 spaces provided. Space must be ready for occupancy no later than December 1, 2004. The following list contains, but is not limited to, space performance specifications for this lease procurement: 1) Space must be contiguous, on one floor, with column spacing of no less then 25 feet; 2) Space must be located on the first floor of the building; 3) If new construction in being offered, space shall be provided in a building that offers a set back from roadways, public parking and other property boundaries of at least 50 feet; 4) Site must not be in close proximity to religious institutions, schools (public or private) or daycare centers. LEASE TERM: Term is 15 years, 10 years firm, with the Government having cancellation privileges, after 10 years.
