- Description
- The United States Government is providing notice that three U.S. Army Reserve Centers (USARC) are available for exchange. The Brockton USARC is located at 124 Manley Street, Brockton, MA, and contains approximately 3 acres; the Fera USARC at 72 North Street, Danvers, MA, and contains approximately 12 acres; and the Stoddard USARC at 25 North Lake Avenue, Worcester, MA, and contains approximately 4 acres. Each property contains various buildings of differing sizes and conditions. Although the Government is exempt from local zoning requirements, the property is currently zoned R-1B, Single-family Residential. for Brockton, Residential 3 Zone for Danvers and IN-H for Worcester. The negotiated consideration to be provided by the selected Offeror and received by the Government in exchange for the Exchange Parcels shall consist of real property (improved or unimproved) and/or real property improvements, to be constructed for the Government. The negotiated consideration will provide the Army with real property or replacement facilities or other construction on Government-owned land or at new locations and shall be equal or greater than the value of the Exchange Parcels. In no event will the Government accept cash as consideration in these exchanges. All proposals will be realized in land acquisition and/or real property improvements at locations to be identified by the Government during the negotiation process. Proposals for individual sites or any combination thereof will be accepted.
