Description
Description: General Services Administration (GSA) is interested in leasing approximately 26,582 to 29,240 rentable square feet of fully serviced office space, which must yield a minimum of 23,115 to usable square feet to a maximum of 25,427 usable square feet for personnel, furnishings and equipment for the Social Security Agency. On site parking is required for one hundred sixty (160) cars with any additional parking spaces in accordance with local codes, if required and adequate handicap parking at no additional cost to the government. The cost of moving, alterations, telecommunications relocation, etc., will be considerations in determining the best opportunity for the government. Unique Requirements: The Government will consider build-to-suit buildings as well as existing buildings but will decide at their discretion whether to accept existing buildings or not. All prospective buildings must present a dignified and professional appearance. The office and related space must be contiguous and on the first floor not divided by a public corridor. Space offered must have potential for efficient layout; columns must be at least 25 ft. apart center to center; space should not be ?U? or ?L? shaped or exceed a length to width ratio of 3:2. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Space should not be within close proximity to residential areas, railroad tracks, busy intersections or one-way access roads. Space should not be located near establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. Buildings will have to have the following items to be considered: ADA compliant, Occupancy within 270 days from the date Lessor receives the final floor plan and Asbestos abated. The building and parking must be accessible to government personnel 24 hours per day, seven days per week. The building and on-site parking must be open for business between the hours of 6:30 am to 5:30 pm, M-F, except federally recognized holidays. The average number of overtime hours worked on a monthly basis is 14 hours between the hours of 8:00 am 3:00 pm on Saturdays. The estimated annual overtime HVAC requirements are 168 hours. A variety of affordably priced carryout and dine-in restaurants shall be located within six hundred feet. Other employee services, such as retail shops, cleaners, banks, etc., shall be located within one thousand feet. Regularly scheduled (throughout the day) public transportation must be available within 600 feet of the building entrance. The Government?s Buyer?s Broker will ask for and receive a real estate commission of 4% on the Gross Rent from the successful lessor. Location: Space must be located within an area bounded by North: Interstate 635; East: Greenville Ave.; South: Mockingbird Lane; West: Inwood Road. Lease Term: Fifteen-year lease with termination rights to the GSA after ten years. Expressions of Interest Should be Made as soon as Possible and Include the Following: 1) Building name and address; 2) Rentable and Usable square feet and rental rate per Rentable square foot; 3) Method of measurement used to determine rentable square feet; 4) Common Area Factor(s) for available space; 5) Operating Costs and Tenant Improvement Allowance paid by Lessor; 6) Name, address and telephone number of individual to be contacted, 7) Evidence of authority to represent the owner and 8) Any other considerations that would be beneficial to the Government. Authorized Contacts: In no event shall the offeror enter into negotiations concerning the space to be leased with anyone other than the General Services Administration Contracting Officer or Designated Government Representative associated with this action.
