Description
Requirements: The United States General Services Administration is seeking to lease a build-to-suit facility with a maximum of 13,583 BOMA Rentable Square Feet (RSF) of office and related space. The RSF must yield between 10,737 and 11,811 ANSI BOMA Usable Square Feet (BOUSF) for use by Tenant for personnel, furnishings, and equipment. In addition, the Government requires a total of eighty-five (85) parking spaces with four spaces designated for Official Government vehicles. Location: The delineated area for this requirement is within ? mile past I-30 to the North, the state line to the East, 1 Mile Past I-30 (not in the downtown district) to the south, and the city limits to the west. Sites which are located directly on a highway or 6-lane thoroughfare shall not be considered in the following instances: (1) If the two direction of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. Locations must be a convenient to the visiting public as possible. Primary consideration in selecting boundaries will be accessible by public transportation for the greatest number of people in the service area. Lease Term: Fifteen (15) years, ten (10) years firm. Occupancy: Space must be ready for occupancy approximately December 2004. Expressions of Interest Should include the following: 1. Property address & map of property; 2. Developer name and qualifications; 3. Owner?s name and address and written statement from owner that offeror has legal authority to provide information on the property.
