- Title: U.S. Government Seeks Lease Space in Austin, TX. Project No. Description: General Services Administration is interested in leasing office space in the range of approximately 54,000 to 75,000 net rentable square feet, which will initially produce approximately 55,000 usable square feet, for the VA Financial Services Center and VA Financial Systems Quality Assurance Service offices, and an additional 20,000 square feet of expansion space or unconditioned warehouse space for future expansion. Two-hundred seventy (270) open surface (onsite) parking spaces for employees are required with at least (10) visitors parking and handicap space or a ratio of 1 parking space for every 275 rentable square feet leased by the Government. Build-out of offices and facilities space will be required. Unique Requirements: 1. Organizations must have ready access to the subject space 24 hours, 7 days a week. The subject building must provide a well-maintained appearance, dignified and consonant with a professional image. 2. Space must be contiguous not separated by a public corridor and have telecommunication T-3 capability, (lessor to provide confirmable evidence of capability). 3. The parking is to be open surface parking and at NO additional cost to the Government. The parking area is to provide a reasonable level of security to prevent crime to persons and Government property. 4. Proposed building should be located within reasonable walking distance to a public bus stop, within 3 blocks of subject building entrance. 5. The build-out of the space will include offices, conference and training rooms, computer center and support facility, lunchroom facility, and standard loading dock for deliveries. This E-posting is in pursuant to Executive Order 13006, Section 106 of the National Historic Preservation Act & Public Buildings Cooperative Use Act of 1976. Area of Consideration: The subject space is required in or within the following delineated area: a 5-mile radius of the intersection of I-35 and Woodward Street. Term: The lease term is: Option A - 20 years, with 10 years being firm term / Option B - 10 years, with 5 years being firm term, both options at VA?s & GSA's election.
