Description

The U.S. Government is seeking to lease approximately 100,000 ANSI/BOMA Office Area Square Feet of office and related space in Northeast Metro Atlanta, Georgia. For security purposes, space must be located in a quality single-tenant building and shall embody a corporate park and professional image with the surrounding development well maintained. For efficient design, preference is to have 25,000 square foot floorplates. The on-site parking must be at a ratio of four (4) parking spaces per 1,000 square feet of Government leased space and an additional 20 reserved parking spaces. All services, utilities, and required tenant alterations are to be provided as part of the rental consideration. Either an existing building or new construction will be considered. Space must be ready for occupancy by January 2005. Offered properties must be located within the following delineated area in Northeast Metro Atlanta: BEGINNING POINT Clifton Road and North Decatur Road; NORTH on North Decatur Road to Clairmont Road; LEFT on Clairmont Road to Lavista Road; NORTH on Lavista Road to Interstate 285; WEST on Interstate 285 to Buford Highway; SOUTH on Buford Highway to Cheshire Bridge Road; LEFT on Cheshire Bridge Road to Lavista Road; LEFT on Lavista Road to Briarcliff Road; RIGHT on Briarcliff Road to Clifton Road; and LEFT on Clifton Road to beginning point. LEASE TERM: Twelve (12) years, Seven (7) years firm.
