Description
The United States Government presently occupies office and related space at 115 Inverness Drive East in Englewood, Colorado under a lease that expires in March 2004. The U.S. General Services Administration seeks potential sources for office and related space consisting of approximately 48,100 rentable square feet and 121 secure parking spaces. The space shall include approximately 37,300 sf office, 8,200 sf special space, and 2,600 sf ADP space to be used by a Federal law enforcement agency for personnel, furnishings, equipment, and related special uses. Additional requirements may include setbacks and extensive perimeter, entry, and interior security. The space can not be collocated with other federal, state, or local government agencies, or private business entities whose primary clientele is involved in or has ties to criminal elements. The space can not be located near residential areas, child care centers, schools, or large public gathering places. Expressions of interest should include the following: Proposed Occupancy Date - Current lease expires in March 2004. Proposals with an occupancy date after April 1, 2004 will be considered; Location - The space shall be located within the following boundaries: East ? Jordan Rd; South ? Arapahoe/Douglas county line; West ? University Blvd; North ? Arapahoe Rd except for those areas within the municipal limits of Greenwood Village; Lease Term - Ten (10) years, five (5) years firm; Available Space - Rentable square feet and method of measurement. Include common area factor. Space must be located on contiguous floors; Rental Rate - Include full service rate for entire term of lease; Operating Costs - Propose an operating base to be included in the rental rate above; Tenant Improvements - Please indicate any TI allowance included in the proposed rates; Incentives - Please include any incentives that may affect the analysis of your proposal; The Government intends to use this information to determine the feasibility of relocating this office. Alternative space will only be considered if it is economically advantageous. This economic determination will include location, physical features of the building and surrounding areas, relocation costs, and tenant improvements. No award of a contract will be made based solely upon proposals received in response to this notice.
