- Description: General Services Administration Is Interested In Obtaining An Assignable Option On A Site That Will Accommodate A 35,000 Rentable Square Foot Office Building. Unique Requirements: Build-To-Suit, Multi-Story, Single Tenant Building. Secured Structure Parking For 80 Government Vehicles With The Ability To Increase By Another 20 Vehicles Over The Firm Term Of The Lease. 10 Unsecured Surface Parking Spaces. Building Must Maintain A Standoff Distance Of 100 Feet From All Sides Of The Building From Public Access. Right-of-Ways And/Or Easements May Not Be Within The Setback Requirement. Site Shall Be Secured With A 10? Perimeter Fence. Two Means Of Egress Are Required. Location: The Site Must Be Located Within The Central Business District (CBD) Or Areas Of Similar Characteristics Adjacent To The CBD As Identified By The City Of Albuquerque. Sites Within The Following Delineated Area Will Also Be Considered: North: Paseo Del Norte Avenue South: Montgomery Boulevard/Montano Road East: Wyoming Boulevard West: Edith Boulevard First Consideration Shall Be Given To The Central Business District. Expressions Of Interest Shall Include: Offering Entity?s Name, Address, Telephone Number And Location Of Site No Later Than February 2, 2004. Responses Other Than The Owner Of Record Must Include A Letter Of Representation. Term: The Space Is Required For 20 Years, With The Government Having The Right To Terminate After 15 Years Of Occupancy. Authorized Contacts: In No Event Shall The Offeror Enter Into Negotiations Concerning The Space To Be Leased With Representatives Of Federal Agencies Other Than The Officers And Employees Of The General Services Administration.
