Description
General Services Administration is interested in leasing office space in the range of approximately 29,763 Net Rentable Square Feet, which will produce approximately 25,881 Usable Square Feet for the IRS. Open surface parking for approx. 225 employees & 6 Government Owned Vehicles is required on site. Parking for ADA & visitors is also required. The Government will consider alterative space if economically advantageous to the Government including infrastructure cost of moving, alterations, etc. The estimated cost is $ 1,200,000.00. No build-to-suits or sub-leases. Unique Requirements: 1. IRS must have ready access to the subject space 24 hours, 7 days a week. The subject building must provide the well-maintained appearance, dignified and consonance with a professional image. 2. Space must be contiguous, not separated by a public corridor and have telecommunication T-1 capability at 1.544 mbps. 3. The parking is to be open surface parking and at NO additional cost to the Government. The parking area is to provide a reasonable level of security to prevent crime to persons and Government property. Lease is to be fully serviced including janitorial service & utilities. 4. Proposed building should be within 3 blocks of a public bus stop and on a daily postal route. Adequate maneuvering room for a 400 ft. truck. Loading is required, one bay area. This E-posting is in pursuant to Executive Order 13006, Section 106 of the National Historic Preservation Act & Public Buildings Cooperative Use Act of 1976. Area of Consideration: The subject space is required in or within the following delineated area; North- Riverside Dr., South-William Cannon, East-Hwy.183, West- Lamar Blvd. Term: The lease term is: 10 years, with 5 years being firm term with 90 termination rights by Government?s / GSA's election.
