- REQUIREMENT: The U.S. Government is seeking to lease approximately 9,551 rentable square feet, yielding 8,305 ANSI/BOMA office area square feet of contiguous office and related space in Memphis, Tennessee. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. LOCATION: Offered properties must be located in Memphis, Tennessee within the following delineated area: NORTH: Jefferson Avenue; SOUTH: Linden Avenue; EAST: Watkins Street; WEST: Front Street. Note: A map demonstrating the delineated area is available upon request. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Parking will be provided in accordance with code and will include one covered, structured parking space. Space must be ready for occupancy by May 1, 2005 or sooner. LEASE TERM: Term is 10 years, 5 years firm, with the Government having cancellation privileges, after 5 years. OWNERS/AGENTS: To submit a location for inspection, please contact the following office.
