Description

REQUIREMENT: The United States Government is seeking to lease approximately 131,000 Rentable Square Feet (RSF) of Office Space to be available in two phases of approximately 65,550 RSF each. The Total Rentable Square feet of space must yield a minimum of 114,000 ANSI /BOMA Office Usable Square Feet (BOUSF), for use by Government Tenant for personnel, furnishings, and equipment. Building may be a multi-tenant use. This Must be an Operating Lease.___ DELINEATED AREA: Southwest Washington DC from Independence Ave., SW on the North to South Capital Street, SW on the East to the coastal lines of the Anacostia River on the Southwest and the Washington Channel to Water Street on the West.___ OCCUPANCY: The first phase must be ready for occupancy no later than June 15, 2004. The second phase must be available for occupancy by December 15, 2004.___ LEASE TERMS: 5 years with termination rights anytime after four years from lease execution, based upon Government notification.___ OWNERS AND AUTHORIZED AGENTS: Proposals should include the following information concerning one's property and be submitted to the address below within 10 days from the date of this advertisement: 1. Building(s) Name and Address. 2. The Usable and Rentable Square Footage. 3. Method of measurement utilized to determine the RSF including the Common Area Factor (if applicable). 4. Tenant Improvement Costs for the Office Space. 5. Contact Information for Building(s). 6.
