- Description
- The U.S. GENERAL SERVICES ADMINISTRATION (GSA) is seeking to lease approximately 1,531 rentable square feet (RSF), which must yield approximately 1,331 ANSI/BOMA Office Area square feet (OASF) of Class A office and related space for use by Tenant for personnel, furnishings and equipment in Gainesville, FL. Unique Requirements: The Government requires a fully serviced lease with adequate employee parking and secured parking spaces for Government owned vehicles. Parking must be well lit and accessible 24 hours per day. Space offered should be located on the second story or higher but not on the top floor. Space shall not be located in high crime areas or in any area that will necessitate more extensive and stringent building security. All services, supplies, utilities and tenant improvements must be provided in consideration of rental to be paid. Prior to occupancy, the leased space and building shall meet the requirements of ADA, the National Fire Act and local fire codes. The Government and/or its contractor shall inspect the site to ascertain compliance with NEPA and other applicable regulations. The site must be located outside the 100-year flood plain. New construction will be considered. Space offered must be in the same building. Space offered must have the potential for efficient layout. Location: : Space must be located within the following geographic boundaries of Gainesville, Fla: North: Federal Hwy 441 (MLK Blvd) to NE 53rd Ave.; South: Hwy 23 (Rocking Point Road); East: Hwy 331 (Williston Rd) to Hwy 24 (Waldo Rd); West: Interstate 75 to Hwy 841. Lease Term: The lease term shall be for 10 years with the Government having cancellation privileges after 5 years. Occupancy: Occupancy date will be on or before December 1, 2004. Expressions of interest should include the following: Building name and address with a contact person and phone number. Rentable square feet offered and rentable square foot rental rate. Method of measurement used to determine rentable square feet. Common Area Factor(s) for available space by floor, if applicable. RSF rate for "as is" space and any standard TI's offered.
