Description
The U.S. General Services Administration (GSA) is interested in leasing approximately 115,000 rentable sq.ft. of space to yield 100,000 ANSI/BOMA Office Area square feet of space. Occupancy date preferred is February 13, 2005 or earlier if possible. New construction will be considered. Lease term: 12 years, 7 years firm. Space must be located in the following delineated area: Beginning at an Area bounded by Clifton Road and North Decatur Road; North on North Decatur Road to Clairmont Road; Left on Clairmont to LaVista Road; North on LaVista Road to Interstate 285; West on interstate 285 to Buford Hwy; South on Buford Hwy to Cheshire Bridge Road; Left on Cheshire Bridge Road to LaVista Road; Left on LaVista Road to Briarcliff Road; Right on Briarcliff Road to Clifton Road; and left on Clifton Road to beginning point. Unique Requirements: Space offered must be in the same building and contiguous. Space offered must have potential for efficient layout, e.g. Column spacing of at least 30 feet; No atriums or other areas interrupting contiguous space; no extremely long narrow runs of space; no irregular space configurations or other unusual building features adversely affecting usage will be considered. The Government requires a fully serviced lease with adequate employee structured parking for 420 employees, including 20 reserved spaces, on site or within 200 feet of building.
