Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 12,327 rentable square feet yielding 10,719 usable square feet of contiguous office and related space in South Orange County, California. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy by September 30, 2004. Six (6) on-site and reserved parking spaces are required with additional parking available within two (2) blocks. LEASE TERMS: Fifteen (15) years, twelve (12) years firm. Occupancy is desired before September 30, 2004. LOCATION: Offered properties must be located within the following delineated area: North: Lake Forest Drive from Del Lago to Rockfield Blvd., Rockfield Blvd. to Ridge Route Drive, Ridge Route Drive to Muirlands, Muirlands to El Toro Road, El Toro Road to Jeronimo Road, Jeronimo Road to Los Alisos Blvd., Los Alisos Blvd. to Madero, Madero to Via Linda, Via Linda to Alicia Parkway. South: La Paz Road from I-5 to Paseo De Valencia, Paseo De Valencia to Alicia Parkway. East: Alicia Parkway from Via Linda to the I-5, I-5 to La Paz Road. West: Paseo De Valencia from Alicia Parkway to Avenida De La Carlota, Avenida De La Carlota to Ridge Route Drive, Ridge Route Drive To Peralta Drive, Peralta Drive to La Cadena Drive, La Cadena Drive to Del Lago Drive, Del Lago Drive to Lake Forest Drive. Expressions of Interest should include the following: 1. Building name and address 2. Rentable square feet and rentable rate per square foot 3. Evidence of ownership and legal description 4. It is preferred that offers be submitted by owners or by authorized representatives of the owners with evidence of the agent?s authority to act in this capacity.
