- UNITED STATES GOVERNMENT SEEKS EXPRESSIONS OF INTEREST OFFICE SPACE IN AUSTIN, TEXAS Requirement: The US Government is seeking expressions of interest in providing office or hybrid (flex, retail, office park) space in Austin, Texas. The rentable space shall be contiguous and yield a minimum of 6,500 to a maximum of 7,000 ANSI/BOMA OFC AREA square feet with a potential for a minimum of 1,500 ANSI/BOMA OFC AREA square feet of expansion space with rights of first refusal. First floor space is preferred. Space must include reserved parking for 3 vehicles located within three blocks of property and on-site parking for 38 vehicles. In addition, parking for 37 vehicles within 15 minutes walking distance from the property is needed during peak operations (Feb. ?06 ? July ?06) and can be fulfilled through nearby private and/or public parking lots as well as on street parking. Regularly scheduled public transportation within 15 minutes walking distance of property must be available. Space must be accessible 24 hours, 7 days a week. Lease Term: Lease term is 24 months, 18 months firm. Unique Requirements: Loading dock or acceptable alternative is required. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Property must be located where deliveries via 40? foot commercial tractor-trailer can maneuver including adequate height clearance of 13.6 feet. Property must have adequate cable facilities from local exchange carrier to provision up to 40 voice grade lines, one Integrated Services Digital Network ? Primary Rate Interface (ISDN PRI), and one full service data circuit; specifically, one T1 circuit operating at 1.544 mbps. Occupancy The space must be available for occupancy on or about January 10, 2005. Offered properties must be located within the following delineated area: Starting at the intersection of Railroad and Hwy 183 Southeast on Hwy 183 to Hwy 290 West on Hwy 290 to I ?35 South on I 35 to E 51st St. East on E 51st St. to Manor Rd. Southwest on Manor Rd. to Airport Blvd. Southeast on Airport Blvd to Hwy 183 South on Hwy 183 to Montopolis Southwest on Montopolis to Ben White West on Ben White to Woodward North by Northwest on Woodward/Lightsey to S 1st St. South on S 1st St. to Ben White West on Ben White to Railroad North on Railroad to Hwy 183 Expressions of Interest should include: 1) Building name and address (include floor plan of space if available). 2) Rentable square feet and method used to determine rentable square feet. 3) Common Area Factor for available space.
