Description
The General Services Administration (GSA) is interested in leasing approximately 9,799 rentable square feet of space. The rentable space shall yield a minimum of 8,115 ANSI/BOMA Office Area (previously Usable) square feet to a maximum of 8,521 ANSI/BOMA Office Area square feet, available for use by tenant for personnel, furnishings, and equipment. In addition, the building must also be able to provide the following items: This is a law enforcement agency that will require a room of approximately 625 ANSI/BOMA Office Area square feet for housing live animals on a temporary basis. A maximum of two non-contiguous blocks can be offered however the space must be able to meet a minimum ratio of 60-40%. The building and parking areas must be able to provide 24/7 unimpeded access. A minimum of nineteen (19) secure parking spaces. One of the parking spaces cannot be subject to the elements of weather. An inside controlled parking area is preferred, and the minimum height clearance must be 8?6?. Adequate room on the roof for an antenna and its equipment. The location of the antenna must be positioned so that it is able to provide a direct line of sight to the FAA tower at JFK International Airport. Location / Delineated Area: North Boundary: Merrick Road East Boundary: Peninsula Boulevard South & West Boundary: From the corner of Merrick Road and Brookville continue south to Francis Lewis Boulevard; SouthEast on Francis Lewis Boulevard which becomes Rosedale; East on Rosedale then south on Park Lane to Hungry Harbor Road then west to Longacre Avenue continue on Longacre Avenue to Peninsula Boulevard. Lease Term: The term is for ten (10) years cancelable after the fifth (5th) year on one hundred and twenty (120) days? notice. Expressions of interest should include the following: 1. Building name and address. 2. Rentable square feet and rate per rentable square foot. 3. AutoCAD drawings of the offered floor(s) via e-mail. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence they are authorized to represent the building?s ownership.
