- UNITED STATES GOVERNMENT Seeks Sources for New Construction for Leased Laboratory and Related Space REQUIREMENT: United States Government is seeking to lease a build-to-suit laboratory and related space consisting of approximately 57,055 square feet of rentable space for the Drug Enforcement Administration. Rentable space must yield the same amount of ANSI/BOMA Office Area square feet available for use by tenant for personnel, furnishings, and equipment. The Government estimates a site of at least 8-acres is required to accommodate the one story building and setbacks. UNIQUE REQUIREMENTS: The Government will furnish Project Program Documents for the laboratory facility. These documents include detailed drawings and specifications for a Prototype Design facility. As part of the rental consideration, the successful Offeror shall provide all design and engineering services required to complete and adapt the government furnished design to the proposed site. Upon lease award, the lessor shall ?own? the government-furnished design and shall assume all responsibilities for ? and all costs associated with correcting ?any discrepancies, errors, or omissions in the Prototype Design. The offered site must be platted, zoned and fully entitled for the intended use of a laboratory. The site must be available for immediate development. LOCATION: North: Sunrise Blvd South: Dolphin Expressway (836) East: AIA to State Rd 112 to Palmetto Expressway (826) West: US 27 South to Krome Avenue LEASE TERM: The lease term will be for 15 years firm. OCCUPANCY: Building/space must be ready for occupancy by Fall 2007.
