3TX0452 General Services Administration Seeks Expressions of Interest for Leased Office Space in McKinney, Texas (THIS AD IS MEANT TO REPLACE 3TX0249) Requirements: U.S. Government is seeking to lease approximately 14,131 rentable square feet yielding approximately 12,288 usable square feet of Class A contiguous office space on the ground floor without being split by a public corridor or firewall in McKinney, Texas to be occupied by the Social Security Administration along with 65 parking spaces. The Government is seeking expressions of interest for both build to suit and existing facilities. It will be left up to the discretion of the Government which direction will be taken. The Government will choose to evaluate either build to suit or existing facilities; not a combination of both. Location: Offered properties must be within the following boundaries: · NORTH: HWY 380 · EAST: MEDICAL CENTER DRIVE · SOUTH: HWY 121 · WEST: LAKE FOREST AND EXCHANGE WEST (Sites which are located directly on a highway or 6-lane thoroughfare will not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either directions within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed space. Locations must be as convenient to the visiting public as possible. Primary consideration in selecting boundaries will be accessibility by public and private transportation for the greatest number of people in the service area). Lease Term: The lease term shall be for 15 years, 10 years firm. Occupancy: Occupancy is required on or about 1/1/05 and is not negotiable. Expressions of interest should include the following: 1. Building name and address; contact person with phone number. 2. Name, address and phone number of property owner if different from Item 1 above. 3. Rentable square feet offered and rsf rent rate. 4. Method of measurement used to determine rentable square feet. 5. Common Area Factor(s) for available space by floor, if applicable. 6. RSF rate for as is space and any standard TIs offered.
