- WANTED TO LEASE OFFICE AND RELATED SPACE TO THE UNITED STATES GOVERNMENT The United States Government is expressing interest in locating office space within the expanded Central Business District boundaries of St. Paul, Minnesota as indicated below for the U. S. Courts. The boundaries are defined as follows: North: I 94 South: Plato Boulevard East: Highway 52/Lafayette Bridge/Rd West: 35E to Chestnut St. to the Shepard Road to Smith Avenue The purpose of this advertisement is to seek information from property owners willing to provide approximately 87,770 ? 96,540 square feet of rentable office space using a common area factor of 1.15%. Of the above square footage, approximately 74,522 usable square feet of space will be office space and 1,800 usable square feet will be common area space for security personnel and equipment. Rentable space must yield approximately 76,322 - 83,948 square feet of OCCUPIABLE SPACE, available for use by tenant for personnel, furnishings and equipment. A lease is required for a three (3) year/two (2) year firm term. Reserved parking for 54 Government/private vehicles must be available within a 2 block radius of the building. Targeted occupancy date is July 2005. The space must be contiguous and on no more than three (3) floors with a minimum floorplate size of 25,000 rentable square feet and a column spacing of 25 feet on center. The space offered should provide a modern office environment which meets the General Services Administration?s fire, life safety and handicapped accessibility standards. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building ownership.
