Description
The following request for interest in space is modified to reflect a revised delineated area. The Government is interested in leasing approximately 10,695 rentable sq.ft. yielding 9,300 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in Wilmington, NC. This space is required on or before December 2, 2005. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Space must be located within the following geographic boundaries: North: Wrightsville Ave. to Wilshire Blvd, to South College Road, north to Eastwood Road to Military Cut Off; East: Military Cut Off to Greenville Loop Road, South: Greenville Loop Road to Holy Tree Road, South on South College Road; South: 17th Street Extension to Shipyard Blvd; West: Shipyard Blvd, to Carolina Beach Road west to Medical Center Drive to 17th Street to Dawson Street. Unique Requirements Overview: Offers must be for a contiguous floor plan space 2nd floor or higher in a quality sprinklered building of sound, substantial Class ?A? construction and location shall embody a corporate professional office image. Space on first floor will be considered only when no other space is available or if deemed appropriate by the Agency. Sites adjacent to railroads are not acceptable, nor industrial/warehouses. Floor load requirement areas to be identified for 850-1000 lbs weight loads. Columns must be at least 24 feet from any interior wall and from each other and be no more than 2 feet square. Special and unique security requirements apply and will be identified at market. Reserved parking spaces identified to accommodate 10 plus one for 18? trailer space. Public transportation with 3 blocks. Agency identifies specific weight load requirements. Buildings must be sprinklered, with mandatory, fire alarm system. Any new lease construction must maintain a minimum 50? standoff distance from the constructed facility unless waived by the Contracting Officer.
