Description
The United States Of America desires to lease approximately 10,000 rentable square feet of office space, yielding a minimum of 8,436 to a maximum of 9,400 usable square feet of office space witin the following boundaries in the Glendora, California area: North: Foothill Boulevard South: Foothill Blvd. from Pasadena Ave heading east to the split with Alosta Ave and eastward to Loraine Ave. East: Loraine Avenue West: Pasadena Avenue at Foothill Boulevard. Seeking first-class office space in an existing or newly constructed office building. The lease term will be 15 years with 10 years firm. The space must include 4 reserved full sized off-street parking spaces. The space offered must meet the following criteria: Prime commercial office district with attractive, prestigious, professional surroundings; on-site parking of 1 space per 250 rentable square feet; restaurants, retail shops, cleaners, banks, and other consumer services must be located within 3 blocks; contiguous space on one floor; minimum of two elevators if space is on an upper floor. Buildings that contain asbestos or PCB materials will not be considered. A fully serviced and handicapped accessible building is reqired. Buildings must meet current federal seismic requirements. Brokers or agents may represent the prospective landlords, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the buildings' ownership.
