- UNITED STATES GOVERNMENT Seeks Sources for Leased Office and Related Space in Mission Viejo, California. REQUIREMENT: The General Services Administration's (GSA)Lease No. GS-09B-00031 will expire on March 12, 2006. This lease covers 4,412 of office area square foot and related space in a modern, high quality office building and 20 parking spaces in Mission Viejo, CA. GSA is interested in considering alternative space if economically advantageoud to the Government. In determining whether relocation would be economically advantageous to the Government, GSA will consider cost factors including but not limited to the total cost of the physical move, (including telecommunications and computer cabling costs); tenant improvement costs (whether included in the rent or compensated separately from the rent); and the anticipated rent for the space, as well as other factors impacting the Government's rights under a prospective lease, such as, for example, the length of any firm term that might be required at an alternative location, the length of time necessary to deliver the space ready for occupancy, and the right to terminate any space vacated during the term. Space should be located with a variety of inexpensive moderately priced fast food and/ or eat in restaurants, and other amenities such as retail shops, cleaners, banks, etc. These services should be available within three blocks. The offered space should be located in a prime commercial office district with attractive, prestigious, professional surroundings, and a prevalence of modern design and/or tasteful rehabilitation in modern use. Strets and public sidewalks should be well maintained. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress, must be altered or constructed to meet the Government's requirement, and must be fully serviced. ACCESSABILITY REQUIREMENTS: Offers will be evaluated for award based on level of compliance with ADAAG and UFAS. SEISMIC REQUIREMENTS: Offers for space in existing buildings will be evaluated for award based on level of compliance with current UBC as described in FEMA 310, "Handbook for the Seismic Evaluation of Buildings". LEASE TERMS: Ten (10) years, five (5) years firm. Occupancy is desired on or before March 12, 2006. LOCATION: Offered properties must be located within the following delineated area: North: Alicia Parkway to Olympiad Road South: Felipe Road to Marguerite Pkwy East: Avery Pkwy to Marguerite Pkwy to Olympiad Road to Alicia Pkwy West: Interstate 5 Expressions of interest should include the following: 1. Building name and address, 2. Rentable square foot and rentable rate per square foot, 3. Method of measurement used to determine rentable square feet, 4. Common Area Factor(s) for available space by floor, if applicable, 5. Evidence of Ownership, legal description, flood plain data and photographs of existing building or sites, 6. It is preferred that offers be submitted by owners or by authorized representatives of the owners with evidence of the agent's authority to act in this capacity.
