Description
UNITED STATES GOVERNMENT SEEKS SOURCES FOR LEASED OFFICE AND RELATED SPACE ANDERSON, INDIANA The General Services Administration (GSA) is interested in leasing approximately 997 rentable to 1,097 rentable square feet of space. The rentable space shall yield a minimum of 867 ANSI/BOMA Office Area (previously usable) square feet to a maximum of 954 ANSI/BOMA Office Area, available for use by tenant for personnel, furnishings, and equipment. The proposed lease is for ten (10) years, five (5) years firm. The space shall be ready for occupancy no later than December 1, 2006. Offered properties must be within: North: 5th Street East: White river on the North Central on the south West: Brown-Delaware South: Railroad Tracks The offered space must be fully serviced and altered to meet Government requirements for Fire Safety and Handicapped Accessibility Standards. Other special requirements include: Three private offices, a small work area, a storage room, and a small conference room. Reception area for eight people with a stand-up counter and one ballistic transaction window (funded by USMS) and is secured from the office space. An ADT entry control package (funded by USMS) that includes a CCTV camera, intercom, and two monitors. Lessor will be responsible for all rough-ins as well as providing conduit for wires/cables that are located outside tenant?s secured space. In addition, each private office and the front area and counter must have duress alarms (funded by USMS). Office partitioning extending from finished floor slab to structural ceiling slab and designed to have a 50 decibel noise isolation class. Offices and the conference room shall not be less than 50 NIC. Offered space shall be contiguous, on a single floor. Space for gun lockers for 3 Probation officers shall be accounted for in the three private offices. Cleaning hours will be during the daytime hours of 8:00AM and 5:00PM. Three parking spaces (either surface or structured) need to be provided. Proposals from brokers or agents should be accompanied by evidence of their authorization to represent the ownership. Expressions of interest should include building names and address, or if new construction, the site location.
