- Description
- The U.S. Government is seeking to lease approximately 1,250 Rentable Square Feet to yield no less than 1,086 ANSI/BOMA area square feet of contiguous office and related space in Visalia, California. Space must be situated within the delineated area bounded by Giddings Avenue, Murray Street, Burke Street, and Noble Avenue. Location must be in a prime commercial office district with attractive surroundings and with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well-maintained. Additionally two (2) reserved on-site parking spaces are required for Government vehicles. Regularly scheduled public transportation and/or public parking should be located within a three (3) block radius to facilitate commuter and visitor needs. A variety of moderately priced restaurants and other amenities, such as retail shops, banks, etc., should also be available within a convenient walking distance. Buildings offered must be of sound and substantial construction and have adequate means of ingress and egress. Buildings must also fully meet Federal requirements for fire and life safety, ADA compliance, and seismic certification for existing buildings. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy no later than July 1, 2007. Lease term is eight (8) years with a firm term of five (5) years. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. If you desire to submit a location for inspection, please forward information by 5:00 PM EST, February 10, 2006. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, and contact information for owner or authorized agent. If available, please also include 1/8 inch scale drawings of the floor plate and space offered.
