Description
Requirement: The United States Government currently occupies office and related space in a building under lease in Rockville, Maryland, that will be expiring September 30, 2007. The Government is seeking to lease approximately 100,522 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 86,956 contiguous ANSI/BOMA Office area square feet. The lease term requirement is for 5 years. The space must be available for occupancy by September 1, 2007. The delineated area is: North: Bowie Mill Road South: River Road East: Georgia Avenue West: Piney Meetinghouse Road The Government is considering whether to remain in its existing lease space or relocate to alternative space. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move cost, replication of tenant improvements and telecommunications infrastructure, non-productive agency downtime, etc. Please send expressions of interest to: Joe Judge The Staubach Company Authorized GSA Representative 6701 Democracy Blvd. Suite 201 Bethesda, MD 20817 Telephone: 301-214-1144 Fax: 301-214-1145 Email: joe.judge@staubach.com Expressions of Interest must be submitted to the above address by 5:00 PM on April 6, 2006, and must include the following information: 1. Building name and address. 2. Rentable square feet available and expected rental rate per rentable square foot, fully serviced. 3. ANSI/BOMA Office area square feet (OASF) to be offered and expected rental rate per OASF, fully serviced. 4. Date of space availability. 5. Method of rentable space measurement. 6. Building Ownership Information. 7. Amount of parking available on-site and its cost - include whether expected rental rate includes the cost of the required Government parking (if any). 8. List of building services provided. The Government's decision regarding whether or not to relocate will be based, in part, on information received in response to this advertisement. In the event that a potential offeror fails to provide specific rental rate or other required information as part of its response to this advertisement, the government reserves the right to assume that the building in question cannot meet the Government's requirements. With specific respect to expected rental rate information, the Government will assume the maximum rental rate authorized in the applicable lease prospectus related to this requirement in the event the respondent fails to include such information.
