Description
Requirement: The United States Government presently occupies office space under a lease that expires on Augusts 31, 2006 in Washington, DC. The Government has a need to extend this requirement for up to five years. The requirement is for office and related space consisting of approximately one hundred and sixty-three thousand, six hundred sixty-four (163,664) contiguous rentable square feet of space to be housed in a single building. The rentable space must yield at least one hundred forty-two thousand, three hundred seventeen (142,317) contiguous usable square feet of space, available for use by the tenant. The building must provide for full Federal Government occupancy of the office space. If a parking garage exists, access shall be Government-controlled only. The Government is considering whether to remain in its existing lease space or relocate to alternative space. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government?s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, non-productive agency downtime, rent payments on vacant space under the existing lease or cost of buyout, etc. Delineated Area: The site must be located within the GSA standard delineated area for lease acquisitions Lease Term: The Lease term is up to 5 years Occupancy: Space must be ready for total occupancy by September 1, 2006. Expressions of Interest Must Include: 1. Building name and address. 2. Rentable square feet and rentable rate per square foot. 3. Availability schedule for all space offered. 4. Method of measurement used to determine the rentable square feet. 5. Common Area Factor(s) for available space. 6. Rental rate information quotation per BOMA/ANSI office rentable square feet. 7. Scaled floor plans (as-built) identifying the space to be offered on CAD disc. 8. Information on the building ownership. 9. Amount of parking available on-site. 10. Site plans, including available setbacks. 11. List of building-provided services.
