Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN INTERNATIONAL FALLS, MINNESOTA (SFO#GS-05B-17766) REQUIREMENT: General Services Administration is interested in leasing 34,176 rentable square feet of either existing or build to suit office and related space, which will yield a minimum of 29,210 BOMA usable square feet to a maximum of 29,718 BOMA usable square feet on a total of 10 acres of land. The space will be occupied by DHS ? Customs and Border Protection. LEASE TERM: 20 years; 15 years firm term. UNIQUE REQUIREMENTS: Office and related space must be contiguous and on one level without being split by a public corridor. First floor space is required. The Government requires a fully serviced lease including twenty-five (25) on site indoor secured parking spaces for Government vehicles, fifty (50) on site secured outdoor parking spaces for employees, and five (5) on site outdoor spaces for visitors. A sally port with one (1) overhead door with access directly into the leased premises is required. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. New construction will require a 50-foot minimum (100-foot maximum) setback from any vehicular traffic including parking areas, and a minimum 100-foot setback between the site and adjacent properties. Space shall conform to GSA requirements for fire and life safety; and shall be ADA compliant and asbestos abated. The building and parking must be accessible to government personnel 24 hours per day, seven days per week. Services, utilities and maintenance will be required 24 hours per day, seven days per week. LOCATION: Offered properties must be located in an area bounded by the streets shown below. Offered properties which front the boundary line streets will be considered to be within the area of consideration. NORTH: Rainy River/Lake EAST: Highway 11 to Junction of Highway 332 SOUTH: Highway 332 WEST: Highway 11/71 EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. For unimproved sites provide specific location. 2) One-eighth inch scale drawing of space offered. For unimproved sites provide site plan and location map. 3) Square footage offered. For unimproved sites provide total available acreage and proposed acreage. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
