Description
The U.S. Government is seeking to lease approximately 9,667 rentable square feet yielding 8,406 ANSI/BOMA area square feet of contiguous office and related space in Sioux Falls, South Dakota. Space may be considered on two floors (with no portion of the space below grade) depending on the potential for efficient layout. Both existing buildings and new construction will be considered. The term for the lease will be 10 years, 10 years firm. The delineated area is as follows: North: West10th Street from Minnesota Avenue to South Main Avenue; North to East 9th Street, following East 9th Street until it becomes East River Road, to the intersection of East River Road and South 2nd Avenue. East: South 2nd Avenue from the intersection of East River Road and South 2nd Avenue south to the intersection of South 2nd Avenue and South 3rd Avenue; following South 3rd Avenue to its intersection with East 13th Street; following East 13th Street west to South 2nd Avenue; going south from the intersection of South 2nd Avenue and East 13th Street to East 14th Street. South: 14th Street West: From the intersection of West 14th Street and South Dakota Avenue, following South Dakota Avenue north to West 13th Street; following West 13th Street west to Minnesota Avenue; going North on Minnesota Avenue from West 13th Street to West 10th Street. Eleven (11) total reserved parking spaces are required immediately adjacent to the building. Visitor parking should be available within two blocks but preferably on-site. Access to public transportation must be available within two blocks. Space must meet the Federal Government?s standards for fire safety, be fully handicapped-accessible, and be located outside the 100-year floodplain. Buildings listed on the Historic National Register of Historic places, potentially eligible for the National Register or within a Historic District are encouraged to offer.
