- WANTED TO LEASE OFFICE SPACE TO THE UNITED STATES GOVERNMENT The US Government is seeking first-class office space in an existing or newly constructed office building to lease approximately 32,000 ANSI/BOMA rentable square feet of office space, yielding a minimum of 28,600 to a maximum of 30,000 ANSI/BOMA Office area square feet within the following boundaries in Plano Texas: North Highway 121 South Southern City Limits of the City of Plano East Custer Road West Western City Limits of the City of Plano The space will be occupied by the United States District Court and the US Marshal Service. Both civil and criminal court proceedings will be adjudicated from this facility. A secured area for transportation of prisoners is required. The lease term will be 20 years with 15 years firm. Occupancy on or before November 2007. The existing or newly constructed office building offered MUST be capable of meeting the following criteria: Located on a primary or major secondary street Adequate eating facilities shall be located within a two mile radius Must be in an office environment that is professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image and where the predominant uses of neighboring buildings are office buildings. NO retail or light industrial sites will be considered. Space must be contiguous One column-free office area approximately 39 X 62 with a minimum finished ceiling height of 14 feet. Must include adequate area above or adjacent to finished ceiling for placement of HVAC ducts, lighting, piping, conduits and other building systems. One column-free office area approximately 39 X 47 with a minimum finished ceiling height of 12 feet. Must include adequate area above or adjacent finished ceiling for placement of HVAC ducts, lighting, piping, conduits and other building systems. Setback distances shall be a minimum of a 50-feet stand-off for all sides of the facility, and from all parking areas (surface parking lots or parking garage) to include parking area and ingress/egress traffic lanes. To demonstrate potential for efficient layout, the offeror may be requested to provide a test fit layout at the offerors expense. The space must be fully serviced and altered to meet the Federal Government's standards for Fire Safety and Handicapped Accessibility. Buildings that contain asbestos or PCB materials will not be considered. The building or site must not be located in a flood plain. The General Services Administration does not use tenant brokers to represent the Government in lease negotiations or transactions. Brokers or agents may represent the prospective landlord but any properties or proposals submitted by brokers/agents must be accompanied by written evidence they are authorized to represent the building's ownership.
