Description
This is a courtesy modification to broadcast a slight revision to delineated area and parking requirement. This presolicitation notice was initially aired on September 26, 2006. Please note that the 2,400 Usable Square Feet of warehouse space no longer applies. Description: The U.S. Government is seeking to lease approximately 18,000 Rentable Square Feet to yield a minimum of 16,000 ANSI/BOMA Usable Square Feet (USF) of contiguous office and related space for the Gifford Pinchot National Forest Headquarters. Delineated Area: Within Clark County, Washington, specifically as follows: North of the Columbia River; South of State Route 501; 192nd Avenue on the East, following in a parallel direction along the I-5, I-205 and/or SR14 corridors; and no more than 2 miles from any major highway interchange. The facility or site must have direct and convenient access for the visiting public. Sites must not be located within the 100-year base floodplain. Locations in retail malls are not acceptable. A total of 94 parking spaces must be provided. Twenty (20) secured spots and 12 reserved spaces, 2 of which must be provided as pull-through spaces for recreational vehicles and/or vehicles with trailers, must be available on-site. An additional 60 spaces for employee parking must be provided on-site or within 1/4 mile. All parking must be provided at no added cost to the Government. Lease term will be 10 years firm, with two 5-year renewal options. Occupancy is desired by December 31, 2007. This notice is intended to incite interest and develop a short list of viable bidders and to identify potential leased space similar to current leased space that meets Federal regulations for energy conservation, security, environmental protection, seismic safety, and ADA compliance. Those prospective bidders that meet the basic lease requirements, as outlined above, will receive an official solicitation for offers. To submit a location for inspection, please forward information by 5:00 AM EST, Friday, November 17th. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Expressions of interest should include building (or site) name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, and contact information for owner or authorized agent.
