Description
The General Services Administration (GSA) currently leases 43,815 rentable square feet of office space along with one-hundred (100) on-site, reserved, covered and secured parking spaces in Phoenix, AZ. The GSA has an interest in leasing approximately 49,390 rentable square feet of contiguous office space along with one hundred and twenty (120) parking spaces of which one-hundred and two (102) must be on-site, reserved, covered and secured, ten (10) must be on-site, reserved and secured, and eight (8) must be underground and secured. Rentable space must yield a minimum of 43,089 ANSI/BOMA office area square feet, of which, a minimum 9,000 ANSI/BOMA office area square feet must be located on the ground floor. There must be a ground floor entrance for the use of the Government, which provides access to the offered space, separate from the main lobby entrance. This separate entrance must eliminate the need for Government personnel to traverse the main lobby space when entering the building. Space must be located in the Central Business Area in Phoenix, Arizona and within these boundaries: North-Camelback Road; South-Jefferson Street; East-7th Street; and West-7th Avenue. Space must meet the Federal Government?s standards for fire safety; seismic; accessibility; security, and must not be located within a 100-year floodplain. The GSA is considering whether to remain in its existing leased space or relocate to alternative space. In making this decision, the GSA will consider, among other things, the costs it would likely incur through relocation, such as physical move costs, replication of tenant improvements, telecommunications infrastructure costs, non-productive agency downtime, security and other appropriate considerations. The parking, ground floor space and separate entrance requirements will be considered as go/no-go factors during consideration of possible alternatives.
