- DESCRIPTION: The Department of Veterans Affairs (VA) Desires to Medical Office space in Santa Rosa for an Outpatient Clinic. TENANT: Department of Veterans Affairs (VA). LOCATION: Offered properties must be located within the following delineated area in and around Santa Rosa, California: >From ? mile north of Airport Boulevard from Laughlin Road to Old Redwood Highway (Northern Boundary); Along Old Redwood Highway from ? mile north of Airport Boulevard continuing south, it becomes Mendocino Avenue and continuing to 4th Street, heading east on 4th Street to Farmers Lane, continuing south to Hwy 12, continuing west to US 101 and along US 101 to Bellevue Avenue (Eastern Boundary); From US 101, along Bellevue Avenue to Stony Point Road, north on Stony Point Road to Ludwig Avenue and continuing along Ludwig Avenue to Wright Road (Southern Boundary); From Ludwig Avenue north along Wright Road which becomes Fulton Road to River Road, west along River Road to Laughlin Road and north along Laughlin Road to ? mile north of Airport Boulevard. LEASE TERM: The lease will be for a term of up to twenty (20) years. REQUIRED: The VA desires to lease a minimum 18,700 to a maximum of 21,900 net usable square feet of medical office space, along with the greater of one hundred (100) on-site parking spaces or local zoning ordinance for parking, whichever is greater. The space offered will provide a new location for the VA Santa Rosa Outpatient Clinic. Special consideration will be given for sites on or in close proximity to public transportation routes. Evidence of proper zoning and city approval shall also be provided. Occupancy required by December 31, 2007. Offerors must provide evidence that offered properties are outside the 100-year flood plain. Brokers or legal representatives submitting property must show written acknowledgement and permission to represent the property. Property owners and developers must provide written proof of ownership or control of property at the time of submission of initial bids. Respondents are advised that the VA assumes no responsibility to purchase a site or award a lease based upon responses to this advertisement A market survey of offered properties will be conducted by VA staff and broker consultant. Interested offerors (owners, developers, brokers, or their legal representatives) should submit information concerning their properties to the following person and address in writing, via e-mail, or via fax.
