Description
The United States Government seeks to lease 6,667 Rentable Square Feet, yielding (Block A: IRS - 5,921 RSF / 5,149 ANSI BOMA OFFICE AREA ): AND (Block B: SBA ? 745 RSF / 648 ABOA ) 5,797 ANSI BOMA OFFICE AREA Square Feet of office and related use space. The Government requires a fully serviced lease. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable. DELINEATED AREA: The space will be located the City of Holly Hill and Daytona Florida within the following boundaries: The zip codes 32114 and 32117. REQUIRED: Adequate structured or fenced and gated reserved parking is required. 40 spaces are required for IRS and 10 spaces for SBA. Parking is preferred to be on-site and/or available within 1/4 mile or 3 city blocks of the new location. Public transportation is required within 2 or 3 city blocks of the new location (if public transportation is available within the zip codes of 32114 and 32117). All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. The space must be within the same building and contiguous on the same floor. Any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building?s ownership. Include whether the site is located in a flood zone and if so, please indicate the type of zone. LEASE TERM: Term is for 10 years, with 5 years firm, with the Government having cancellation privileges after the 5th year on 60 days notice. Proposed occupancy date is March 1, 2008 or earlier if feasible. OWNERS/AGENTS: We plan to schedule your appointment for March 23, 2007.
