Description
The Federal Government has a requirement to lease warehouse space consisting of approximately 5,000 BOMA rentable square feet. Rentable space must yield 5,000 of BOMA usable square feet with ceiling high partitions for use by tenant for storage of equipment. The following requirements are needed: o Hours of operation 24/7 access. o Vertical ceiling height will be a minimum of 14 feet. o Warehouse must be a contiguous block of space with minimal columns. o Some small amounts of flammable or hazardous materials will be stored (gasoline cans, spray paint). These will be kept in a flammable cabinet. Batteries will be kept in a secondary containment. o Duplex 110/20 Amp receptacles are required at a spacing of 10 feet along all outside walls. o HVAC: Must be kept above freezing (overhead heater is acceptable); No AC is required. o A floor drain is required. o A locking pedestrian door is required. o A loading ramp is required if overhead door is not a ground level. o A 12?h x 10?w manually-operated, locking sectional overhead door is required. o A laundry- type sink with cold water faucet is required. o An interior bibcock is required. To be located near overhead door. o Personnel door and overhead door must be lockable. o Two parking spaces are required next to warehouse for large vehicles. o Cages fencing is required with swing-type 5? gate with locking mechanism. Fencing can be chicken-wire made with wood or chain link fencing whichever is more economical to the lessor. o Thermostats will be secured from manual operation by key or locked cage. A key will be provided to the Lessee. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenant will be the United States Geological Survey (USGS). Such space shall be ready for occupancy approximately May 18, 2007. The government is seeking a lease term of 5 years, 2 years firm. Space offered must be located within the following geographic service area/delineated area: Boulder, Colorado- o Southern point: Baseline Road; o Western point:28th Street; o Northern point: Lookout Road; o Eastern point: approx. 1/4 mile east of 63rd street. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
