Description
U. S. Government Seeking Expressions Of Interest for Assignable Land Option In Dallas, TX 6TX0008 General Services Administration (GSA) is seeking expressions of interest from fee title owners, or their duly authorized representatives, wanting to participate in an assignable option to purchase a site, or an assemblage of properties for a lease construction project. This expression of interest is for the SITE ONLY. GSA hereby solicits a no-cost assignable option to purchase property or the donation of a site. Offered properties must be within the following delineated area: Bounded by: N: Red Bird Lane E: S. Polk St. S: S. Westmoreland Ave. to W. Wheatland Rd. to Old Hickory Trail and Old Hickory Tail to E. Danieldale Rd. to S. Polk St. W: S. Westmoreland Site shall be zoned for commercial office facilities and shall not be in a floodplain. Proposed parcels of land shall yield acreage to sustain a single-story building yielding approximately 21,784 rentable square feet/18,943 ANSI BOMA usable square feet of office space, 145 parking spaces and a 20-foot vehicle setback. Locations must be as convenient to the visiting public as possible. Primary consideration in selecting boundaries will be accessibility by public and private transportation for the greatest number of people in the service area. (Sites which are located directly on a highway or 6-lane thoroughfare will not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either directions within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed space. Locations must be as convenient to the visiting public as possible. Primary consideration in selecting boundaries will be accessibility by public and private transportation for the greatest number of people in the service area). In support of GSA's Brownfield initiative, we will consider abandoned, idled, or underused commercial sites where redevelopment is complicated by real or perceived environmental contamination. The Seller shall provide any existing environmental information available for the site. In addition, the seller shall advise if there are any historic structures on or in the immediate area of the site and if there are any known archaeological resources on or near the site. In compliance with the National Historic Preservation Act and Executive Order 13006, when operationally appropriate and economically prudent, the Government will consider historic buildings and sites within historic districts. Demolition of historic buildings in anticipation of Government use may disqualify an offeror from consideration. The General Services Administration (GSA) is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their authorized representative, Jones Lang LaSalle Americas, Inc.
