- General Services Administration Public Buildings Service (PBS), NB Contractor - The Staubach Company, 8484 Westpark Drive, Suite 150, McLean, VA, 22102 Description THIS IS A RE-POSTING OF A PREVIOUS AD TO MODIFY THE REQUIREMENT AND THE LEASE TERM REQUIREMENT: The United States Government seeks to lease approximately 20,148 Rentable Square Feet (RSF) of space to yield 17,520 ANSI/BOMA Office Usable Square Feet (USF) in Middlesboro, KY. The space is required to be in the same building, but in two separate blocks consisting of one block of 7,662 RSF of space to yield 6,663 USF of contiguous office space and one block of 12,486 RSF of space to yield 10,857 USF of contiguous office space. Each block must have separate main entrances and separate rear access doors. A fully-serviced lease is to be provided as part of the rental consideration. On-site parking is required per local code or 88 spaces minimum. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility, and Seismic requirements. DELINEATED AREA: The delineated area is the entire City of Middlesboro, KY as defined by the city limits. An award of contract will not be made for a property located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative. LEASE TERM: Term is for Fifteen (15) years, Ten (10) years firm, with the Government having cancellation privileges after Ten (10) years. DELIVERY DATE: The space is required no later than July 1, 2009. OWNERS/AGENTS: If a party other than the owner is representing a property, a copy of the exclusive listing agreement with sufficient documentation that it is still in effect, or a letter from the owner acknowledging current representation, MUST be submitted to the address below. Parties who participated in previous solicitations for this requirement must submit a new response due to the changed requirements.
