Description
DESIGN/BUILD Base Building Project for the Lake Front Airport (NEW) Air Traffic Control Tower (ATCT) shall consist of an administrative and equipment floor elevated 16' from the ground level, to coincide with the existing door and floor level at the ATCT shaft, a mechanical mezzanine in close proximity to the shaft and a covered linking structure between the existing ATCT and the new base building. The total area of construction for this project is approximately 2,500 square feet, including the mechanical mezzanine. The FAA shall provide as a part of this solicitation a conceptual drawing delineating the approximate size and location of the rooms and the architectural concept for the base building. In addition the Design Built team shall complete the refurbishing of the existing shaft and ATCT cab, at the moment working on emergency limited capabilities. The contractor completing this Design-Built shall perform all work under this contract including furnishing all material,labor and equipment to accomplish the design and the construction of the Base Building at the location listed above. Tentative Schedule: DB Teams express interest* in RFP by: AUG 24, 2007 Solicitation Issued: AUG 27, 2007 Pre-proposal conference (MANDATORY): OCT 4, 2007 Proposals Due: OCT 12, 2007 Contract Award: OCT 19, 2007 Notice to proceed/Conference at the site: OCT 31, 2007 Construction completion/final inspection/ As built Drawings delivered to the FAA: OCT 31, 2008 Schedule Objectives - The anticipated completion of this project is 365 calendar days after "Notice to Proceed" (NTP). The Contractor shall continue development of the architectural concept provided by the FAA adhering to the following design and review schedule: NTP to 50% Submittal 30 calendar days 50% Distribution and review 15 calendar days 50% Comment consolidation 02 calendar days (This is a meeting at the facility contractor shall plan for a trip with all disciplines involved) 95% Submittal 30 calendar days 95% Distribution and review 15 calendar days 95% Comment consolidation 02 calendar days (This is a meeting at the facility contractor shall plan for a trip with all disciplines involved) 100% Package to the FAA 06calendar days. ---------- Total 80 calendar days The actual construction schedule shall be reduced by the number of calendar days used to approve the final DB engineering package. Therefore the actual construction schedule should be 285 calendar days. ESTIMATED RANGE: $500,000 and $750,000.
