Description
VA seeks to lease approximately 8,400 BOMA rentable square feet of office space in Denver, CO. Space must be contiguous and on one floor. Lease term up to 5 years firm. Estimated occupancy date is January 1, 2008. Space must be within the following delineated area: North - E. 1st Avenue South - E. Mississippi Avenue East - S. Monaco Street West - S. University Boulevard In addition to the rental costs, the Government will also factor in costs of moving to a new location including, but not limited to, physical move, tenant improvements, above standard/specialized alternations/equipment, furniture relocation, telecommunications, and other related costs. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal, GSA, State, and local codes and regulations including, but not limited to, fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA office rentable and usable); date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD "as built" floor plans identifying the space offered; parking ratios; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The Government will pay no more than the appraised fair market rental value for space. Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code). All interested parties should respond to this announcement no later than September 7, 2007, 4:00 PM EST.
