- REQUIREMENT: The General Services Administration is seeking to lease 6,500-6,700 rentable square feet of contiguous office and related space for the Census Bureau in South Bend, Indiana together with three (3) on-site reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in South Bend, Indiana must be located within the following boundaries: NORTH BOUNDARY Starts at the Northwest corner intersection of Brick Road and Olive Street heading East, continues East to Brick Road to St. Joseph River to Angela Blvd. follow South Bend City Limits EAST BOUNDARY Starts at South Bend City Limits, heading South on Logan Street to Ironwood Dr. follow South Bend City Limits SOUTH BOUNDARY Starts at Kern follow South Bend City Limits to US Highway-31 follow South Bend City Limits WEST BOUNDARY Starts at Mayflower Rd. follow South Bend City Limits to Lincoln Way follow South Bend City Limits to US Highway-31 REQUIRED: The space must be contiguous and located on one floor in commercial, retail, industrial/flex or warehouse space. The building should have a loading dock or have forklift accessibility for deliveries. Lease should be ?Full Service;? all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 15, 2008. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Property located within a base floodplain (100-year floodplain) or wetland will not be considered. The building offered must not contain asbestos. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 28 months, 23 months firm.
