Description
REQUIREMENT: The General Services Administration is seeking to lease 6,500-6,700 rentable square feet of contiguous office and related space for the Census Bureau in Evansville, Indiana together with three (3) on-site reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Evansville, Indiana must be located within the following boundaries: NORTH BOUNDARY Starts at Northwest corner of the Evansville City Limits to Kratzville Rd. to Campground Rd. to Petersburg Rd. Follow the Evansville City Limits to Green River Rd. Follow the Evansville City Limits to IL State Highway 66 EAST BOUNDARY Evansville City Limits (Border Vandenburgh Co. and Warrick Co.) SOUTH BOUNDARY Starts at Covert Ave. to Veteran?s Memorial Hwy and Ohio River to the Western boundary of Evansville City Limits. WEST BOUNDARY Starts at Evansville City Limits to S. Tekoppel Ave. to Upper Mt. Vernon Rd. Follow the Evansville City Limits to Mesker Park Dr. Follow the Evansville City Limits REQUIRED: The space must be contiguous and located on one floor in commercial, retail, industrial/flex or warehouse space. The building should have a loading dock or have forklift accessibility for deliveries. Lease should be ?Full Service;? all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 15, 2008. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Property located within a base floodplain (100-year floodplain) or wetland will not be considered. The building offered must not contain asbestos. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 28 months, 23 months firm.
