Description
REQUIREMENT: The General Services Administration is seeking to lease 5,900 ? 6,150 rentable square feet of contiguous office and related space for the Census Bureau in Baltimore, MD together with three (3) reserved parking spaces within the delineated area described below. LOCATION: Start at Baltimore St and Broadway St. East on Baltimore St to Haven St. South on Haven St to Lombard St. East on Lombard St to Ponca St. South on Ponca St to I-895. West on I-895 to Northwest Harbor. West on Northwest Harbor to Broadway St. North on Broadway St back to start at Broadway and Baltimore St. REQUIRED: The space must be contiguous and ideally located on the first or ground floor in a prime commercial office / flex / retail district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use. The building should have a loading dock or have forklift accessibility for deliveries. Space on more than one floor will be considered on a case by case basis. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 15th, 2008. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Property located within a base floodplain (100-year floodplain) or wetland will not be considered. The building offered must not contain asbestos. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 28 months, 25 months firm.
