- REQUIREMENT: The U.S. Government seeks to lease 6,036 contiguous Rentable Square Feet to yield at least 5,272 ANSI/BOMA square feet of office and related area in West Covina, CA along with 24 structured on-site parking spaces. Buildings offered must be of modern design, substantial construction, in professional well-maintained surroundings, and must be altered to meet the Government's specifications and be fully-serviced. Proposed space should be 2nd floor or higher. Proximity to employee services, such as moderately priced restaurants, banks, and public transportation is desired. Sites within a 100-year floodplain will not be considered. If solicited, prospective offerors will need to provide seismic certificate, fire protection and life safety evaluation, and pre-lease building security plan with initial bid. Occupancy is targeted for August 16, 2008. LEASE TERM: Lease term is seven (7) years, five (5) years firm. DELINEATED AREA: Area of consideration is I-210 to the North, I-10 to the South, I-605 to the West, and Hwy 57 to the East. Expressions of interest should include the following: (1) building address and floor location; (2) rentable square feet and rate per rentable square foot; (3) BOMA method of measurement, usable yield for available space by floor, and building common area factor; and (4) 1/8-inch scale drawing of floor plate if available. Please specify services and utilities included. Brokers and agents may represent prospective landlords but must provide written evidence that they are authorized to represent the owner of the building.
