- The United States Government seeks to lease office space of approximately 9,341 Rentable Square Feet (RSF) yielding 8,123 ANSI/BOMA Office Area Square Feet (OASF) in Lexington, KY, within the following delineated Area: Point of Beginning; North: The intersection of Georgetown Road /25/75/64. Proceed South on Georgetown Rd. to Spur Road, right on Spur to Greendale Road. Left on Greendale Road to Leestown Road. Right on Leestown Road to a left on Alexandria Drive to New Circle Road. Take a right on New Circle to Hwy 60 (Versailles Road); take a right on Versailles to Man O?War Blvd. Proceed left on Man O?War to Richmond Road. Take a right on Richmond Road to Yorkshire Blvd. Take a left on Yorkshire Blvd. back to Man O?War and to I/75. Take 75 North to the point of beginning (25/75/64). First consideration will be given to the Central Business Area. A 20 ft. setback is required on all four (4) sides of the offered building which may be offset by being located on the 2nd floor or above in a building. Second floor space or above is REQUIRED. The proposed lease term is for ten (10) years, five (5) years firm. Contiguous space on one floor is required. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. All services, utilities and tenant improvements must be provided as part of the rental consideration. Daytime cleaning is required. A minimum of 36 secured assigned on-site parking spaces are required. Parking shall be fenced with a type chain link and mesh to obscure the inside contents from the public. Access to parking shall be controlled by a card key system. Space must be ready for occupancy no later than September 1, 2008. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building?s ownership. Sub-leases are not acceptable.
