Universal Lighting Technologies, Triad, or equal 4. Retrofit Reflector Kits: Retrofit Kits for existing light fixtures shall meet all the requirements for similar new light fixtures. Retrofit reflectors shall be specular aluminum, as provided with SKSL Series Reflector Kits By U.S.energysciences, Inc., or equal. As a contractor’s option, new fixtures as specified herein, may be provided in lieu of retrofitting existing light fixtures. 5. Occupancy Sensors Infrared Detection: Passive infrared occupancy detecting light switch with 180 degree coverage to 1000 Square Feet. Auto-ON / Manual-ON and Auto OFF operation. Additional Requirements: The contractor may, at their option, purchase the energy efficient products through the GSA Advantage Program (www.gsaadvantage.gov). a. Conservation Measure 1 - Lighting (1) Upgrade the existing fluorescent, T12 lamp fixtures in all buildings (as listed below, attachment 1) with energy-efficient T8 lamps and electronic ballasts. The light fixture should be free of any dirt and grime so that light reflection is not inhibited. Generally, use “Cool White” (4100 Kelvin) lamps for offices, classrooms, and working areas. Use “Warm White” (3000 Kelvin) lamps for dormitory halls and common areas and other residential areas. T8 Lamps and energy efficient ballasts shall meet or exceed Department of Energy Efficiency Recommendations. Refer to this website for details: (http://www.eere.energy.gov/femp/about/about.cfm). Provide separate quantity and cost, by building to upgrade any additional fixtures found in the building. (2) Replace incandescent lamps with equivalent compact fluorescent lamps. (3) In addition to the requirements noted in above, the up-grade shall provide illumination levels that are equal to or greater than those existing. The illumination levels listed in Attachment 2 are provided as a guide. At Substantial Completion of the work, the acceptance level of illumination will be measured and compared with these requirements. b. Conservation Measure 2 – Occupancy Sensors (1) Install passive infrared motion sensors in areas designated. Further, the manufacturer’s instructions should be followed for the duration of the “Off” cycles to prevent over-cycling the lamps. Over-cycling will reduce the life span of the lighting equipment. The contractor is to verify all quantities and replacement types on site. Provide prices per unit for each item listed. (2) Use the chart below as a guide to determine appropriate lamp replacements. Replace incandescent vanity and ceiling fixtures at bathrooms with compact fluorescent fixtures, with 2 @ 13W lamps, each. Building 15 – Washoe Hall – Female Dormitory 1952 21,920 GSF 2 Floors Provide solar reducing film on the west facade windows. Replace incandescent vanity and ceiling fixtures at bathrooms with compact fluorescent fixtures, with 3 @ 13W lamps, each. Building 18 – Lassen Hall – Female Dorm/Group Life 1952 16,920 GSF 2 Floors Provide programmable thermostat heat controls for each zone exposure. Replace ten (10), single T-8 lamp, wall mounted Fixtures in the first floor corridor with ten (10) twin T-8 lamp, wall mounted Fixtures. East wing, first floor will be vacated and renovated for use as dormitory rooms, after Group Life functions are relocated to new building which is currently under construction. Building 19 – Comstock Hall – Men’s Dormitory 1952 16,920 GSF 2 Floors Provide programmable thermostat heat controls for each zone exposure. Provide solar reducing film on the second floor, west facade windows. Building 20 – Fremont Hall – Men’s Dormitory 1952 16,920 GSF 2 Floors Provide programmable thermostat heat controls for each zone exposure. Replace Twenty-six (26), single T-12 lamp, wall mounted Fixtures in the corridors with twenty-six (26) twin T-8 lamp, wall mounted Fixtures. Building 21 – Carson Hall – Men’s Dormitory 1952 16,920 GSF 2 Floors Provide programmable thermostat heat controls for each zone exposure. Retrofit six (6), recessed, 1 X 4, twin T-12 fixtures at the second floor corridor with two T-8 lamps and electronic ballasts, each. Replace four (4) four lamp T-12 fixtures with four (4) twin lamp T-8 fixtures at the first floor, east restroom. Replace two (2) single lamp T-12 fixtures with two single lamp T-8 fixtures at the first floor, east restroom. Building 22 – Cafeteria 1952 20,130 GSF 1 Floor Replace nineteen (19) twin T-12 fixtures in the Culinary Arts facility with nineteen (19) twin tube T-8 fixtures. Re-lamp total of five (5) incandescent fixtures in the men’s and women’s restrooms with 26 W, self ballasted, compact fluorescent lamps. Building 23 – Arts and Crafts / ROTC 1952 3,560 GSF 1 Floor Provide two (2) programmable thermostats and program them for hours of occupancy. Provide occupancy sensor to control electric base board heater in ROTC restroom. Replace twenty-eight (28) 4 @ T-12 fixtures with twenty-eight (28) 3 @ T-8 fixtures. Replace a total of four (4) T-12 fixtures in restrooms with four (4) twin tube T-8 fixtures. Replace toilets with 1.6 GPF units. Building 26 – Gymnasium 1952 10,600 GSF 1 Floor Replace thirty (30) 1 X 8, twin T-12 lamp fixtures with twenty (20) 1 X 8 Recreational Fixtures, with four F54T5HO lamps (arranged in twin tandem pairs) at basketball court. Replace thirty (30) 1 X 4, twin T-12 lamp fixtures with twenty (20) 1 X 4, twin F54T5HO lamp Recreational Fixtures, at play areas adjacent to basketball court. Replace four (4) 1 X 8, twin/tandem T-12 lamp fixtures with four (4) 2 X 4, three lamp T-8 fixtures, in the Athletic Directors Office. Replace three (3) 1 X 8, twin/tandem T-12 lamp fixtures with three (3) 2 X 4, three lamp T-8 fixtures, in the Weight Room. Replace eight (8) four T-12 lamp fixtures with eight (8) 2 X 4, three T-8 lamp fixtures, at the men’s Dressing/Rest rooms. Replace two (2) 2 X 4, four lamp T-12 fixtures with two (2) 2 X 4, three lamp T-8 fixtures. at the Women’s Room. Replace three (3) incandescent fixtures with three (3) Vanity Fixtures with 3 @ 13 W compact fluorescent lamps each, at the Women’s Room. Replace one (1) 2 X 4, four T-12 lamp fixture with one (1) 2 X 4 three lamp T-8 fixture, at the Women’s Alcove. Replace two (2) twin T-12 lamp fixtures with two (2) twin T-8 lamp fixtures, at the rooms adjacent to the Woman’s Alcove. Replace four (4) thermostats with programmable thermostats. Building 31 – Theatre 1952 5,090 GSF 1 Floor + Projection Booth Provide programmable thermostats and occupancy sensors to control heating and air-conditioning. C. SITE IMPROVEMENTS Irrigation Reduce annual water consumption for irrigation by a minimum of 50%, by terminating branch lines that are not necessary and setting timers to provide the minimum irrigation required to support existing landscaping planting.
