- Description
- Requirement: This is a notice of intent for the General Services Administration to test the real estate market for the Military Entrance Processing Command (MEPS) in Memphis, TN. The government will view both, the lease of existing office space and the possible lease of a build to suit site. The space will consist of office, laboratory, medical, fitness and related space consisting of approximately 26,450 square feet of rentable space. Rentable space must yield 23,000 BOMA office usable square feet available for use by Tenant for personnel, furnishings, and equipment. There is also a requirement for 31 parking spaces. Delinieated Area: The site must be located within the Central Business District of Memphis, TN Sites must be of sufficient size and configuration to accommodate the Government?s Space Design without modification to that design. Other considerations: Offerors should consider the costs for relocation, telecommunications and tenant improvements as well as the capability of providing alternate/backup power for the computer data center. Required: All services, supplies, utilities, and tenant alterations to be provided as part of the rental consideration. The site is to be located in attractive, prestigious, and professional surroundings. Streets and sidewalks must be well maintained. Compatible neighborhood uses include: ? an office or light-industrial district with a prevalence of modern design and/or tasteful rehabilitation in modern use. ? an office, research, technology, or business park that is modern in design with a campus-like atmosphere. LEASE TERM: The lease term will be for 20 years/10 years firm.
