Description
Lease Space to the U.S. FEDERAL GOVERNMENT in Stafford, Virginia. Requirement: The Federal Government is interested in leasing approximately 10,000 ANSI/BOMA warehouse square feet of space for use by tenant for storage (warehousing and staging of perishable materials and equipment). The Lessor shall also provide on-site parking in accordance with local code. Unique Requirements: Federal tenant requires a minimum 18' ceiling. Space must be contiguous and located at ground level (below grade or basement space will not be considered – facilities with crawl spaces or attics will not be considered). Column spacing shall be no less than 24' on center each way. All perimeter windows less than 18' from the ground or accessible platform must be protected by bars or metal mesh screen. Facilities with curtain walls will not be selected for occupancy. The location must not be in the immediate vicinity of any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, or other similar uses. Building shall be a warehouse of masonry (brick or concrete block) construction and shall be climate controlled and protected with an automatic fire suppression system throughout. 24-hour access to the space shall be available, 7 days per week, 365 days per year. One 12' wide by 14' tall rollup door (in addition to the loading dock doors) shall be provided. Access to the rollup door and site circulation shall be able to accommodate the height, width, length, and turning radius of a 24' box truck. A minimum of one loading dock (with dock leveler, if required) is required and shall be elevated to accommodate a 24' box truck (with a weather tight compressible dock seal).
